newsletters, dues invoices, web site maintenance and all the social
activities that are held throughout the year!
What a great way to participate in your neighborhood for
less than $1 per week!
If you have yet to pay your
dues, please be on the look out for a second statement which will be
sent out this month. Please be sure to
update us with any new or changed information,
ESPECIALLY your email
address, as going forward all correspondence will be done
electronically.

Welcome to the semiannual update to the monthly newsletter! I wanted to give everyone an update on the website. If you have visited the website lately, you may have noticed that some items are not being updated on a regular basis. This will change now that we have most of the board positions filled. All we need is a President! First, the front page will have local announcements. We recently had a posting for the Old Soldiers Day Parade on August 2nd. If you have any announcements that you want to get posted, please send them to me at vpchfha@churchillfallsha.org. I will be screening for content and sending to our webmaster for posting. Next, we will be selling ad space on the front page. Advertisers will pay $100 for six months. We have room for eight ads with a 3x5 format. At the time of this letter, we have our first advertiser. Please feel free to approach advertisers and have them send their ads to me. Members are welcome to buy ad space! Finally, we are going to have a web page for members to place ads. There will be one ad per member household. To clarify, a member is defined as a person living in a household who has paid their annual dues – this includes younger entrepreneurs. Non-members may place and ad here for $50 per year. Suggestions for ads are: q Personal Businesses q Baby Sitting Services q Pet Sitting Services q Lawn Services q Volunteer Organizations The board has established guidelines that I will be following to ensure appropriate content. No political ads. Ads for religious organizations may include name, address and meeting time only. To submit an ad, send to me at my e-mail address along with your name and phone number. The ad must be viewable on a 3x5 format. If you have any recommendations for the website, send them to me. This is your association website and we want you to benefit from it. Treasurer’s Report The first phase of the dues drive has resulted in 69 residents or 42% of the total residents paid as of August 4. A second mailing will go out in August or early September to those who forgot to mail in the postage paid envelopes we send out. A new feature we have added to the Web site is an annual budget. It reflects expected annual revenues based on previous dues drives and also expected expenditures by type. The budget covers our fiscal year from May 1 thru April 30. The budget reflects four categories of expenditures: Front entrance Social Events Web Site Misc (incls taxes, fees, office supplies) Larry Maesen Treasurer
Tool Time
Have you ever had a garage door open by itself? Maybe go up and down a few times for a few minutes and start again a while later? If so, you probably have an older Genie garage door opener. This happened to my neighbor, and I am finding that he is not alone. Fortunately, I know a guy who used to work on these and he gave me the scoop. The culprit here may be the remote control. The metal strip under the button wears and no longer springs back to its original position leaving the remote in a continuous on position. The battery wears down and will not work. After a time, the battery will build up just enough charge to operate the remote, activating the opener, then discharging. The cycle continues until the battery is completely dead. What you most likely need is a new remote control. You can try one of the local hardware stores, but make sure they have a compatible replacement. My neighbor ordered his replacement on line. To find a store, go to a search engine and enter the make and model. In my neighbor’s case, he had a Genie Model AT90. He was able to order the remote for under twenty dollars each plus shipping. He will still have to change the code on his new remotes to match what he had. There are several on line vendors to choose from and the problem may be related to another issue, but this could be a low cost solution to your problem.
